How Often to Clean a Holiday Rental Between Guests

How Often to Clean a Holiday Rental Between Guests

A late checkout followed by an early arrival leaves very little room for error. How often to clean a holiday rental is therefore not simply a weekly housekeeping question. For most short-let properties, cleaning must happen after every guest departure, with deeper work planned around occupancy, property condition and the season.

A consistent cleaning schedule protects reviews, reduces rushed maintenance calls and helps every guest arrive at a property that feels properly prepared. The aim is not just to remove visible dirt. It is to reset the accommodation so that beds, bathrooms, kitchen areas, linens and presentation meet the same standard for every booking.

How Often to Clean a Holiday Rental

The basic rule is straightforward: complete a full turnover clean after every stay. This applies whether guests have stayed one night or one week. Bathrooms, kitchen surfaces, floors, bins, bedrooms and high-touch points all need attention before the next arrival. Fresh linen and towels should also be supplied where these are part of the booking.

A property that appears tidy after a short stay can still have issues that affect the next guest. Hair in a shower drain, fingerprints on glass, crumbs in cupboards or a missed item under a bed can quickly lead to a poor first impression. A reliable turnover clean checks the areas guests notice immediately, as well as those they expect to be hygienic without needing to inspect.

For longer bookings, arrange an interim clean at least weekly where possible. This is particularly useful for stays of seven nights or more, family bookings, large groups and properties with a high level of use. An interim service usually includes bathroom and kitchen cleaning, fresh towels, floor care, bin removal and a linen change if requested or included in the stay.

If a guest prefers privacy, make the service optional but clear. A simple arrangement for fresh towels, rubbish collection or a mid-stay linen change can prevent the property from becoming difficult to restore on checkout day.

Use Three Cleaning Levels, Not One

A holiday rental needs more than a single repeated task list. The most practical approach is to separate cleaning into turnover cleaning, periodic deep cleaning and condition-based cleaning.

Turnover cleaning after every departure

This is the operational clean that makes the property ready for the next guest. It should include changing and checking linen, disinfecting bathroom fittings, cleaning the kitchen, removing rubbish, vacuuming and mopping floors, dusting accessible surfaces and checking for guest belongings or damage.

The final presentation check matters just as much. Open curtains correctly, reset cushions, make beds neatly, replenish agreed supplies and ensure the property smells clean without being heavily fragranced. Test lights, remotes, Wi-Fi equipment and key appliances while the cleaner is on site. This can prevent a small issue becoming an arrival-day problem.

Deep cleaning every one to three months

Most active holiday rentals benefit from a deep clean every one to three months. The exact interval depends on booking frequency, guest numbers, pets, location and how well turnover cleans are being completed. A property with consecutive bookings throughout the summer may need monthly deep cleaning, while a lower-occupancy flat may be suitable for a quarterly schedule.

Deep cleaning covers the work that cannot always be completed during a tight turnover window. This includes cleaning inside cupboards and appliances, descaling showers, treating grout, washing skirting boards, cleaning behind furniture, removing marks from walls and addressing built-up dust on vents, blinds and light fittings.

Soft furnishings need planned care too. Carpets, mattresses, sofas and dining chairs collect dust, food particles and odours over time, even when they look acceptable. Professional carpet and upholstery cleaning is particularly worthwhile after high season, after a spill or stain, or when the property begins to lose its fresh appearance.

Condition-based cleaning when the property needs it

Some work cannot wait for the next scheduled deep clean. A guest may leave an unusual mess, a pet may create odour issues, or a leak may leave marks that require prompt treatment. Treat these as separate, condition-based jobs and allow enough time to complete them properly before the next booking.

This is also where property managers benefit from a cleaning team that can report maintenance concerns. A cleaner may notice damaged sealant, a loose toilet seat, mould forming near a window, a broken blind or a failing appliance before the issue affects another guest. Cleaning and maintenance coordination should work together, rather than operating as separate tasks.

What Changes the Cleaning Frequency?

There is no single schedule that suits every rental. High-turnover studios, large villas and family homes each experience different types of wear. The most useful schedule considers a few operational factors.

Booking density is the first. A home with back-to-back weekend stays needs more frequent checks and more regular deep cleaning than a property used occasionally. Guest type also matters. Families, groups and guests staying for longer periods generally create more laundry, kitchen use and bathroom traffic than one or two people staying overnight.

Location can add another layer. In Malta, properties near the coast may collect sand, salt residue and dust more quickly, especially during warmer and windier periods. Outdoor areas, balconies and entranceways may need attention between stays even when the inside of the property remains in good order.

The property layout is equally relevant. More bathrooms, larger kitchens, outdoor dining areas and multiple bedrooms increase the work needed at every turnover. Avoid estimating cleaning time based only on square footage. A compact property with a fully equipped kitchen and two bathrooms can take longer to reset than a larger but simpler space.

Build Enough Time Into Every Turnover

The most common cause of inconsistent results is not poor cleaning standards. It is an unrealistic turnaround window. If checkout is at 10:00 and the next arrival is at 15:00, the cleaning plan must include travel, laundry handling, inspection, cleaning, supply replenishment and a final check. Any delay with linen or maintenance can affect the entire schedule.

Where possible, keep a small buffer between bookings. It gives the team time to deal with an unexpected stain, missing towel set or repair without rushing the finish. If back-to-back stays are unavoidable, use a clear property-specific checklist and make sure the cleaner knows where spare linens, cleaning products, keys and essential supplies are stored.

A practical turnover checklist should cover at least these areas:

  • Bedrooms, including stripped linen, bed-making and under-bed checks.
  • Bathrooms, including descaling, drains, mirrors, towels and toilet hygiene.
  • Kitchen areas, including appliances, bins, cupboards and washing-up checks.
  • Living spaces and outdoor areas, including dust, floors, glass, seating and visible marks.
  • A final inspection of supplies, damage, maintenance issues and guest-ready presentation.

Checklists are useful, but they should not replace judgement. A cleaner should have authority to flag when a standard turnover is not enough and a deeper clean, stain treatment or maintenance visit is required.

Keep Laundry and Linen on the Same Schedule

Linen is one of the most visible parts of the guest experience. Fresh sheets and towels must be available for every arrival, but availability alone is not enough. Linen should be checked for stains, damage, odours and wear before it returns to the property.

Keep at least two complete linen sets per bed, with additional stock for higher-turnover periods. This allows one set to be in use while another is being washed and prepared. For busy properties, a managed laundry and linen arrangement reduces pressure on the turnover team and helps prevent last-minute shortages.

Do not wait until linen stock is visibly worn out. Replace items when they no longer look consistently clean and presentable. Guests notice faded towels, marked pillowcases and mismatched bedding, even if the rest of the property is well maintained.

When a Professional Cleaning Schedule Makes Sense

Managing cleaning personally may work for a single property with occasional bookings. It becomes harder when bookings increase, you manage more than one rental, or you need cleaning, laundry and maintenance issues handled within a limited turnaround time.

A professional schedule gives property owners a clearer process: book turnover cleaning after departures, plan deep cleans in advance, arrange linen support where needed and report maintenance tasks before the next guest arrives. Cleaning Services JV can coordinate these property-care requirements through dedicated booking and quote requests, helping Malta hosts and managers keep each rental ready without managing several separate providers.

The best frequency is the one that protects your standard on every stay. Clean after every departure, schedule deeper work before wear becomes obvious, and treat any unusual condition or maintenance concern before it reaches the next guest.
